We always like to give our cleint Landlords more than other Solicitors. We are investors too so know (all too well!!!) the trials and tribulations of landlording.
You work darn hard so don’t throw away your hard work by making simple easy mistakes. In 2007 a Landlord was sentenced to 2 years imprisonment when a boiler was not checked in accordance with the regs and led to the death of his tenant through carbon monoxide poisoning.
You must comply with the Gas Safety (Installation and Use) Regs 1998. Some of the main points are (this isn’t all comprehensive but to try and give you some points which we think are very significant):
1. Every year you must ensure that every gas appliance in your Property is checked for safety by an approved person on the GAS SAFE register.
2. You must keep a record and proof of each inspection and any action taken to remedy a problem – Get a certificate from your GAS SAFE approved person.
3. You must provide a tenant with a copy of the the inspection within 14 days of it being carried out.
4. In the case of a new tenancy you must give the tenanat a copy of the inspection (and certificate) before they move in.
Be careful, when you buy a Property. If you don’t get a clear certificate from the Seller obtain your own before letting the Property. And remeber, even if they do give you a certificate schedule to get a new certificate within 12 monts from the date of the last inspection – NOT 12 months from when you bought the property.
Personally, i always arrange an inspection and obtain a certificate on buying a new Property.
