For the first time in 11 years Spareroom.co.uk has seen the number of potential tenants exceed the amount of rooms actually available. When demand exceeds supply, it’s good news for Landlords!
SpareRoom.co.uk is the UK’s leading flat and house share site and the only roomshare site in Hitwise’s top 10 property websites. On average we help someone in the UK rent out their room or find a flatmate every 4 minutes (and that’s just the ones who let us know). At any given time there are between 40,000 and 50,000 ads live on the site and we have 1.7m registered users.
Our system is easy to use – Landlords just put details of their room onto our site with photos, rent and a description of the room. The search facilities on the site mean that potential Tenants looking for a room will be matched up only to suitable rooms, so no-one wastes any time. Tenant and Landlord then contact each other directly!
We employ a dedicated team of staff 7 days a week to answer calls and emails from our users and to check our listings thoroughly to make sure we keep the spammers and scammers out.
One of the benefits of spending so much time talking to our landlords is that we get to hear what they need. With them in mind we produce a few documents (which we give away free of charge) to help keep landlords up to date and in the know.

Room Rental Index – Once a month we publish the average rent for a double room (including bills) in every post town and postcode in the UK we’ve had an advert from (there were 2,126 postcodes in the latest index). We also include a ‘Demand Index’ so you can see which areas of the country get the highest average number of views per ad – helping you work out where people are looking for rooms. HMO guide – We get asked so many questions about HMOs we decided we needed a simple, easy to understand document for our staff. Then we thought, if we’re confused so must everyone else be, so we made it free to anyone who wants a copy.
